Caveat Emptor: Expert Guidance in Today's Market (2023)

A former client encouraged me to write this blog. So here goes -
Real Estate is one of the few industries where a person can pass a test and jump into the industry. In some cases, Real Estate is the profession of last resort or hobby for many.
In many cases, young folks or newbies have little to no college education; have never negotiated large dollar contracts in the real world; have limited knowledge of "price discovery" in an inefficient market nor understand psychology and its impact on negotiating a deal.
It's incredible that buyers and sellers will rely on a young and/or inexperienced professionals to handle their "most valuable" transaction. Why would someone do that?
Increasingly, Realtors and their brokerage office will "toot their horn" about incredible accomplishments. It's a never ending parade of garbage on social media to make you think that a person is "well qualified" when they're only 27 years old. You've seen it many times on social media: "I was recognized for this and that...blah blah blah." "Thank you to my clients for helping me earn this plaque ..." etc. etc.
In a choppy market you need a seasoned professional that has a wide array of talents and experiences to help you negotiate a favorable deal. I have that experience! I spoke with a 40yr. Realtor the other day and she said, "Tommy this market above 1mil. is treacherous and unpredictable." I agree!
If I were looking to hire a professional Realtor, I'd ask them three questions:
1. What is you net worth? (How much of that net worth have you personally earned?)
2. How much real estate do you personally own?
3. Have you ever successfully negotiated a deal over 3 million dollars? If yes, please explain.
*** Do you know that the avg. real estate agent has less than 25k saved for retirement? Ouch!
